What about when I book a holiday home in Spain through Quality Costa Blanca?
As a broker of vacation homes we are obliged to ensure that:
• You will receive a written confirmation of your booking by e-mail.
• You get the keys when you arrive by our own staff.
• You are informed of any significant changes affecting your booking.
• You will be available from 15:00 on the day of arrival until 12 noon, unless otherwise confirmed. We are flexible in terms of rental periods. Arrival date and departure date may be all weekdays but these must be stated at the time of booking.
How binding is the booking?
Both you and Quality Costa Blanca are bound at the time of booking as soon as we confirm the booking and you paid the registration fee or the entire rent. Confirmation of received registration fees and rents will be sent by e-mail to you.
How and when should I pay? The registration fee shown in your booking confirmation will be paid to the Quality Costa Blanca account: IBAN: ES7300811473610001513860, SWIFT / BIC: BSABESBB within 5 days. It is deducted from the rent, the remaining part of the rent must be paid no later than 30 days prior to the agreed date of arrival to the above account. If you book later than 30 days before the date of arrival, the full rental fee must be paid immediately and the receipt of this payment must be mailed to us.
If you book for two months or longer period, 2 month rentals minus the registration fee will be paid 30 days prior to arrival. One of these monthly rentals is the deposit. Remaining rentals are paid monthly by the last of each month. The deposit will be returned after the approved departure check to the account numbers you enter at the time of booking.
Force Majure (Natural disasters, wars, strikes, etc.)
Both the tenant and Quality Costa Blanca have the right to withdraw from the lease if the accommodation can not be provided due to natural disasters, war, labor disputes, further disruption of water and energy supply, fire or other similar major events that neither the tenant or Quality Costa Blanca could predict or affect. In this case, Quality Costa Blanca is obliged to pay back as soon as possible the rent paid by the tenant, less the time the tenant used the property.
There is a total smoking ban in all our homes!
Water and electricity
In countries such as Spain, errors in water and power supply are more common than in many other countries. Local and / or regional authorities may, for various reasons, decide to close or reduce water and electricity supply. As a lessor, Quality Costa Blanca can not be held liable for the damage caused.
POOL
These may be suspended during the winter months.
Quality Costa Blanca, as a landlord, is not responsible for cleaning the pool. In very few exceptional cases, the pool must be maintained, repaired or cleaned. Quality Costa Blanca can not be held liable for any inconvenience this may cause.
TV and Internet
Due to a number of subcontractors - we reserve for possible breaks during the rental period. Quality Costa Blanca can not be held liable for any interruptions. Neither can Quality Costa Blanca be held responsible for any additional costs for using the Internet, for example, via mobile connection.
Prices
Listed prices include electricity, gas and water up to a consumption of 100 € / month at monthly rentals and 50 € / week during weekly rentals unless otherwise stated in the booking confirmation. Bath towels are not included!
In addition to the rental price there is a service charge of 100 Euro; cleaning, laundry and key check-in / check-out with our own staff.
What happens if I do not pay on time?
If you do not pay the registration fee on time we have the right to delete your booking. If you miss the payment of the rent, it is considered a cancellation on your part and then the rules apply for cancellation.
What if I want to cancel?
Cancellations must be made in writing directly to Quality Costa Blanca. Quality Costa Blanca has the obligation to confirm cancellation in writing by e-mail. In the event of cancellations made earlier than 30 days prior to the agreed date of arrival, a cancellation fee corresponding to the registration fee will be paid. For cancellations 30 days or later before the day of arrival, 80% of the rent must be paid. The average difference is paid back in case a higher amount has been paid at the time of booking.
What do I have for rights?
In case of any complaints about the accommodation and its condition, the tenant must submit these as soon as possible. Any errors that occur during your stay must be reported immediately so that we have the opportunity to correct them.
The tenant is responsible for his / her actions but also for the persons staying in the dwelling throughout the rental period.
Quality Costa Blanca is not responsible for any complaints the tenant may have against the owner of the accommodation, as only Quality Costa Blanca acts as an intermediary.
What do I have for obligations?
The tenant must contact us one week before arrival and announce arrival time. In case of unavoidable delay on the day of arrival, the tenant shall call and notify. If the tenant has not notified us of the delay, Quality Costa Blanca can not be held liable.
The tenant must carefully care for the accommodation and comply with the rules, rules and regulations that apply. The tenant is responsible for all damage caused by the tenant and its inventory by the tenant or someone else in the tenant's company being negligent. The tenant may not use the accommodation for anything other than agreed upon at the time of booking and the tenant may not allow more people to stay in the accommodation than the tenant stated at the time of booking.
Cleaning, key collection and bed linen will provide our staff and this will be paid as an addition to the rent amount of the tenant.
